What we are called out for in Rogers Park

Rogers Park is dominated by multi-unit vintage construction: 1920s courtyard apartment buildings, six-flats and walk-ups, many of them substantial, nearly all with large low-slope roofs, internal drains and masonry parapets. Frame two-flats and single-family homes fill in on the side streets, and the lakefront carries mid-century and later high-rise buildings. The vintage apartment stock is the defining roofing feature - large roof areas on buildings approaching or past a century old.

These are drainage roofs. Internal drain condition, drain bowl seals and parapet terminations account for most of the leaks, and on a large courtyard roof a single blocked drain creates ponding that works at seams through every freeze-thaw cycle. Direct lake exposure adds wind-driven rain and heavier wet snow loading. Preventive maintenance on buildings of this size and age returns more than almost anything else we do.

Rogers Park is one of the areas we cover across the city. See our full Chicago roofing page for how roof types vary across the city, or browse the other neighborhoods below.
