Why Chicago Roofing Inc

Roof repair and replacement from a local roofer

Chicago Roofing Inc is not a roofing contractor. Call with the address and what the roof is doing, and the job goes to a licensed, insured roofer who already works that part of the metro and knows the housing stock on it.

That includes hearing when the roof is fine. Plenty of inspections end with no work needed and a note about what to watch, which is the answer you want when it is true.

  • Leaks, missing shingles, failed flashing and storm damage on homes and commercial buildings
  • Full tear-offs and re-roofs when the roof has reached the end of its life
  • Flat roofs, gutters and emergency repairs when water is coming in
  • A roofer who already works your part of the metro, from city two-flats to suburban ranches
  • A written estimate with the scope priced before any work starts
  • A straight answer when a repair will do instead of a replacement
How It Works

From call to written price

  1. Call

Tell us the address and what the roof is doing. A leak, missing shingles after a storm, or a roof that has reached its age.

  2. We Connect You

We match you with a licensed and insured roofer who works your area. They do the work, not us.

  3. The Roofer Inspects

They look at the roof, photograph what they find, and give you a written estimate with the scope priced.

  4. You Decide

Take the estimate, get another, or sit on it. No obligation either way.

For Homeowners

Residential Roofing Services in Chicago

Bungalow, ranch or two-flat, a licensed local roofer inspects it, photographs what’s wrong and prices the fix in writing.

Chicago-area housing runs from 1890s frame cottages and 1920s brick bungalows to postwar ranches and forty years of suburban subdivisions. Each comes with its own roof geometry and its own predictable failure points, and a good roofer scopes the job around the house that is actually there.

Storm damage and emergency repairs

Rapid response for hail, wind, and severe weather impacts.

Local Conditions

Engineered for Chicago weather

Chicago's climate puts real stress on a roof. Heavy rain, strong winds, hail, snow, ice and constant freeze-thaw cycling test roofing materials year-round, and each does its damage in a different way.

Wind & storms

Straight-line winds from summer thunderstorm complexes lift ridge caps, rake edges and the first courses above the eave, where uplift pressure is highest.

Hail

Hail bruises the mat under the granules without leaving a hole. Nothing leaks, and the roof fails in patches years later. That delay is why it gets missed.

Freeze-thaw & ice dams

Repeated freeze-thaw cycling opens mortar joints, sealant and membrane seams. Ice dams back meltwater up under shingle courses at the eave.

Heat & thermal cycling

Summer heat ages asphalt and works at low-slope seams and terminations through daily expansion and contraction.

Frost on a city roof. It is the repeated freeze and thaw, not the cold itself, that opens seams.

These conditions contribute directly to roof leaks, damaged shingles, flashing failures, ice-dam water intrusion and premature deterioration. What actually prevents them is unglamorous: ice-and-water shield at the eaves and valleys, balanced attic ventilation, correct fastener placement, and new flashing rather than reused flashing. Roofing questions people ask most

Straight answers on repairs, replacement, cost and coverage. There are more on the FAQ page.

View all FAQs
How do I know if my roof needs repair?

Look for missing, cracked or curling shingles, water stains on ceilings, granules collecting in the gutters, or a sagging roofline. In the attic, check for dark staining on the deck and daylight coming through. A ceiling stain is rarely under the entry point, because water runs along the deck before it drips.

Do you repair storm damage?

Yes. A roofer who handles storm work covers emergency tarping and permanent repairs after hail, wind and ice. They photograph and measure what they find, which is what you need for your records whether or not you file a claim.

When should a roof be replaced?

Asphalt shingle roofs generally last 15 to 25 years in Chicago conditions. If yours is in that bracket, needs constant repairs, or shows curling across whole slopes and leaks in new places each season, replacement usually costs less than continuing to patch. Isolated damage on a sound roof is a repair at any age.

How much does roof replacement cost?

Square footage, pitch, how many layers come off, material choice, and complexity. Valleys, dormers, chimneys and skylights all add labor. Expect a written estimate after the roof is walked. Nobody should quote a replacement over the phone sight unseen, because that number is not reliable enough to plan around.

What areas do you serve?

Chicago and the surrounding suburbs across Cook, DuPage, Lake, Will, Kane and McHenry Counties. The service areas section lists the communities covered, with pages for the ones called in most often. If your town is not listed, call and ask.
