Repairs & Damage

How do I know if my roof needs repair?

Look for visible signs such as missing, cracked or curling shingles, water stains on ceilings and walls, excessive granule accumulation in gutters, or visible sagging along the roofline. Inside the attic, dark staining on the sheathing, damp insulation and daylight coming through the deck are all worth acting on. Keep in mind that a ceiling stain is rarely directly under the entry point - water travels along the deck and rafters before it drips through.

Why does my roof leak only sometimes?

Intermittent leaks usually point to wind direction, rainfall intensity or ice. A leak that only shows up in driving rain from one direction is often a wall or flashing detail rather than a roof surface problem. A leak that only appears during winter thaws is almost always an ice dam, which is a ventilation and insulation issue expressing itself as a roof leak.

Do you repair storm damage?

Yes. We offer storm damage inspections, emergency tarping, and permanent restoration following hail, windstorms and ice events. We document conditions with photographs and measurements, which is what you need for your records whether or not you file an insurance claim.

Do you provide emergency roof repairs?

Yes. Active leaks are prioritized. If water is coming into your building, contact us and we will get you scheduled for the soonest available response and walk you through protecting the interior in the meantime.

How quickly can someone inspect my roof?

Active leaks and storm damage are scheduled ahead of routine work. Non-urgent inspections are typically scheduled within a few business days, though that stretches after a widespread hail or wind event when demand across the area spikes at once.

What causes ice dams, and can they be prevented?

Warm air reaching the underside of the roof deck melts snow, the meltwater runs down to the cold eave overhang and refreezes, and water then backs up under the shingle courses. Prevention is about keeping the deck cold: sealing air leaks into the attic, adequate insulation, an open intake-to-exhaust ventilation path, and ice-and-water shield membrane at the eaves. Repeatedly repairing the roof surface without addressing those does not stop it recurring.

Replacement & Materials

When should a roof be replaced?

Asphalt shingle roofs generally last 15 to 25 years in Chicago-area conditions. If your roof is in that age bracket, requires continuous repairs, or shows widespread degradation - curling across whole slopes, large areas of granule loss, leaks appearing in new places each season - full replacement is usually more cost-effective than continuing to repair. Isolated failures on an otherwise sound roof are repairs regardless of age.

How long does a roof last?

For asphalt shingles in this climate, 15 to 25 years. Where a given roof lands in that range depends more on attic ventilation and installation quality than on the shingle grade. Well-ventilated architectural shingle roofs reach the top of the range; 3-tab shingles over a poorly ventilated attic can fall short of the bottom. Properly installed and maintained low-slope membrane systems commonly run 20 to 30 years.

What roofing materials are available?

For pitched residential roofs, architectural (laminated) asphalt shingles, 3-tab asphalt shingles, and designer profiles that read as slate or shake. For flat and low-slope roofs, TPO and EPDM single-ply membranes and modified bitumen. We also repair existing slate, clay tile and cedar on the older housing stock where those materials are still in service, and in most of those cases repair with matched material is the right answer rather than conversion.

How long does a roof replacement take?

A typical single-family asphalt shingle replacement runs one to three days depending on size, pitch, complexity and weather. Larger homes, steep roofs, multiple layers to tear off, or deck repairs extend that. We give you a realistic window during the estimate rather than an optimistic one.

Can you install a new roof over the existing one?

In some cases it is permitted, but we rarely recommend it. A layover hides deck damage, traps heat that shortens the new shingles service life, and complicates any future repair. We do full tear-offs on nearly all residential work so the sheathing can be inspected and any soft sections replaced.

Can a roof be replaced in winter?

Asphalt shingles can be installed in cold weather, but the self-sealing strips need warmth to bond, so shingles installed in deep cold may not fully seal until spring. For an active leak in January that is an acceptable tradeoff. For a planned replacement we generally recommend scheduling outside hard freeze conditions.

Cost & Estimates

How much does roof repair cost?

It depends on the size of the affected area, the roof pitch, access, and whether the decking underneath is sound. Replacing a single pipe boot is a very different job from rebuilding chimney flashing. We provide a complimentary on-site estimate with the full scope priced before any work begins.

How much does roof replacement cost?

Cost is driven by square footage, roof pitch, the number of existing layers to remove, material selection, and roof complexity - valleys, dormers, chimneys and skylights all add labor. We provide a complimentary on-site estimate detailing all expenses prior to work beginning. We do not quote replacement figures over the phone without seeing the roof, because a number produced that way is not reliable enough to plan around.

What happens if you find rotten decking during a tear-off?

We show you, and we photograph it. Deck replacement is priced per sheet and identified as a contingency line in the estimate, because there is no way to know the condition of the sheathing until the old roof comes off. You are only billed for sheets that were actually replaced.

Commercial

Do you work on commercial roofs?

Yes. We service flat and low-slope commercial roofing systems including TPO, EPDM and modified bitumen, for office, retail, restaurant, warehouse, industrial and multi-unit residential properties. Work is scheduled around your operations, and we discuss access, staging and any disruption before the job starts.

Why is water ponding on our flat roof?

Ponding is usually a drainage or slope problem rather than a membrane problem - blocked drains, undersized or poorly placed scuppers, or insulation that has compressed into a low spot. Water still standing 48 hours after rainfall is considered ponding and it does real damage: it degrades the membrane, adds structural load, and freezes in winter and works at the seams. Patching where the water sits treats the symptom.

Do you offer maintenance agreements for commercial properties?

Yes. Scheduled evaluations with written reports and photographs, typically twice a year with quarterly service on roofs that have heavy equipment, foot traffic or debris exposure. Most property managers use the reports for both capital planning and documentation.

Can you provide a roof condition report for a property transaction?

Yes. We provide documented condition assessments with photographs, identified deficiencies and remaining service life estimates - the format buyers, sellers and lenders generally need.

Working With Us

Does Chicago Roofing Inc provide inspections?

Yes. We perform comprehensive structural and surface inspections for both residential and commercial properties, covering the roof surface, flashings and penetrations, edge details and drainage, and where access allows, the deck and ventilation from inside the attic. You receive a written summary with photographs.

Will an inspection turn into a sales pitch?

No. A large share of the inspections we perform conclude that the roof is in good condition, and that is what we report. Where work is needed we show you photographs of the conditions and explain the reasoning, so you can see what we saw rather than take it on faith.

Do you handle insurance claims?

We provide the inspection, photographs, measurements and written documentation of what we found, and we can meet the adjuster at the property. The claim itself is between you and your insurer. We document conditions accurately and let the evidence stand on its own - we will not tell you there is damage that is not there.

Do I need to be home during the work?

For most exterior work, no. We will let you know in advance if we need attic access for a ventilation detail or interior access to trace a leak.
