Roof Repair for Cicero Bungalows and Two-Flats

Worker cottages packed tight, where the neighbour’s parapet can be your leak. A roofer traces it to the real source.

Tight Lots

Dense blocks, tight lots, flat roofs behind parapets

Cicero is dense, close-built and largely pre-1940, which puts it much closer to Chicago in roofing character than to the outer suburbs. Bungalows, worker cottages and two-flats sit on narrow lots with tight side yards, which means access, staging and debris control are part of planning every job. It also means a lot of party-wall and near-adjacent construction where the flashing at a neighboring wall is as important as the field of the roof.

The core stock is 1910s-1930s: Chicago-style brick bungalows with low hipped roofs, frame worker cottages that have often been raised or dormered, and brick two-flats with parapet walls and low-slope roofs over the main structure. Rear additions, enclosed back porches and detached garages frequently carry their own separate low-slope sections, each of which is a distinct roofing scope. Many of these roofs have accumulated multiple shingle layers over the decades, and the decking underneath is an open question until tear-off begins.

Freeze-Thaw

What freeze-thaw does to masonry and roofs

Tight lot spacing means water shed from one roof frequently lands on or against a neighboring structure, and poorly directed downspouts create foundation and sidewall problems next door. Freeze-thaw cycling is hard on old mortar and the counterflashing embedded in it, and parapet coping joints on the two-flats are a recurring winter leak source.

Roofing questions from Cicero

Specific to Hawthorne, Morton East area and the rest of Cook County, with everything else on the FAQ page.

Water from my neighbour’s roof runs onto my house. What can I do?

On lots as tight as Cicero’s it happens often. Downspouts and gutters that discharge against a shared wall or onto a lower roof next door push water exactly where it does damage. The usual fix is redirecting the downspout or adding a diverter. Talk to your neighbour, and have a roofer look at where the water actually lands.

Why does my two-flat’s flat roof leak at the edges?

Two-flats here usually have a low-slope roof behind a parapet wall, and the leaks tend to come from the parapet: open coping joints and failed flashing where the membrane turns up the wall. Water gets into the masonry and shows up inside, well away from the source. The fix is at the parapet, not the middle of the roof.

My worker cottage has been raised and added onto. Why so many leaks?

Every raise, dormer and rear addition adds a seam where a new roof meets an old one, usually built at different times by different people. Those transitions are the weak points. A roofer should trace the leak to whichever joint is failing rather than patching the open field of the roof.

Does my detached garage roof need the same attention as the house?

It needs checking, though rarely the same materials. Detached garages here often have their own low-slope or simple pitched roof that gets ignored until it leaks onto whatever is stored inside. It costs little to have one looked at while a roofer is already on site for the house.
